When families tour a retirement residence, they make up their minds in the parking lot. Streaked windows, stained walkways, and winter grime on the entrance canopy tell them a story before anyone says a word. Thunder Spray helps Windsor-Essex retirement homes and long-term care facilities make sure that story is the right one.
We’ve been cleaning exteriors across Windsor and Essex County since 2014. Senior living is different from any other property we serve, and we treat it that way — quiet equipment scheduling, careful staging away from entrances and patios, and crews who understand that residents live here. This isn’t a job site. It’s home.
Built around resident safety and quiet operation
- Scheduling around your residents. We work with your facility director to pick windows that avoid meal times, outdoor programs, and shift changes. Early starts, weekend slots, or section-by-section cleaning — whatever fits your building’s rhythm.
- No blocked walkways or exits. Hoses are flagged and routed away from accessible paths. Fire exits and ambulance access stay clear at all times.
- Slip prevention comes first. Walkways and entrances are rinsed and squeegeed dry, with wet-surface signage until they’re safe.
- Quiet where it counts. Soft washing uses low pressure and lower noise than traditional pressure washing — most of the building won’t know we’re there.
The Tour-Ready Package
Family tour weekends fill rooms. Our Tour-Ready Package schedules a focused clean 48 hours before your open house or family weekend: entrance glass, front signage, walkway and portico, and the first impression zones your visitors actually see. It’s a small line item that pays for itself with one move-in.
One annual contract covers the whole exterior
Most commercial properties we work with prefer a scheduled annual maintenance contract over one-off calls — predictable budgeting for you, and a building that never gets the chance to look neglected. A typical program bundles:
- Building washing — soft wash for siding, brick, stucco, and canopies
- Window cleaning — resident suites, common areas, and entrance glass
- Gutter and eavestrough cleaning — before freeze-up and after spring
- Walkway and entrance pressure washing — gum, salt residue, and algae that becomes a slip hazard
- Christmas lighting — leased commercial-grade LEDs, installed, maintained, taken down, and stored by us. Residents and visiting grandkids love it; your maintenance team never touches a ladder.
Paperwork your administrator actually needs
We know what facility procurement looks like. Thunder Spray carries commercial liability insurance and provides a certificate of insurance (COI) naming your facility before work begins, along with WSIB clearance. We’re happy to work within your vendor onboarding process, and references from commercial properties are available on request.
From national chains like Chartwell, Revera, Sienna, and Schlegel Villages to independent residences across Windsor-Essex — these are the kinds of facilities our senior living program is built for.
Frequently asked questions
Will the work disturb our residents?
We plan every visit with your facility director so equipment, noise, and crew movement stay away from residents. Soft washing is quiet, and we can work section by section so no area is affected for long.
Can you provide a COI and WSIB clearance before we sign?
Yes. Both are standard with every commercial agreement, and we’ll name your facility on the certificate.
What does an annual program cost?
It depends on building size, glass area, and how many services you bundle. After a walk-through we’ll give you a fixed annual price you can put straight into next year’s budget.
Request a facility walk-through
The first step is a 30-minute walk-through with your facility director or administrator. We’ll look at the building together, flag what matters, and follow up with a written program proposal — no obligation. Request a facility walk-through or call (226) 782-8962.
